The guests are required to leave the property in the same condition as it was prior to their arrival, otherwise an additional cleaning fee will be deducted from the security deposit
If a guest's behavior results in damages (except normal wear and tear) to the property and immediate surroundings of the property the deposit shall not be returned.
Additionally, if the guest’s behavior results in extraordinary damages that is greater than the amount of the deposit, the guests will be charged the rest of the costs. The guests need to pay the rest of the costs prior to the checkout or the authorities will be called upon.
Only guests who are registered and previously communicated with the host can sleep in the house.
If the guests are coming with pets, and do not inform the Property Manager or Home Owner before their arrival, or latest on the check-in, the deposit will not be returned
If there are guests in the property about whom the host has not been informed the deposit will not be returned.
Smoking inside the property is strictly forbidden. If there are visible signs of smoking, an Ionization cleaning fee of 500 EUR will be charged
It’s forbidden for the pets to use the indoor swimming pool and whirlpool. Deposit will not be returned if this happens.

Brtonigla is a municipality that is rich in natural resources and which is proud of its untouched nature and lays the foundations for development on agricultural production and tourist resources. It covers an area of ??33 km2, the western part of the municipality is located along the Adriatic coast in the length of about 3 km. The municipality mostly stretches inland, and its southern part reaches the river Mirna. It includes the sea coast and inland, green, Istria. The mild, Mediterranean climate prevails in the area of the Municipality, which enables a pleasant stay throughout the year. The boundaries of the municipality are the boundaries of the cadastral municipalities of Brtonigla, Nova Vas and parts of the cadastral municipalities of Novigrad and Donja Mirna. The municipal area borders with three cities and two municipalities: in the north it borders with the area of the city of Umag, in the northeast with the area of the city of Buje, and in the south with the city of Novigrad; further to the east follows the municipality of Grožnjan, to the southeast the municipality of Kaštelir-Labinci and to the west the Adriatic Sea. This geographical situation gives the municipality of Brtonigla a significant and prominent geographical position in terms of transport (transit), agricultural production and tourism. It is characteristic of the municipality of Brtonigla that it is located on "four countries", ie that all types of soils found in Istria are present in the municipality. This is a unique case in Istria and probably beyond.
Tourism is the second main economic branch in the Municipality. One of the largest and highest quality camps in Croatia, "Park Umag", is located on the coast of the Municipality. The municipality has a spatial development plan (PPUO), which envisages one tourist zone along the coast and several recreational zones throughout the municipality where a golf course and tourist points are planned.
