Cancellation policy
The tenant may at any time withdraw from the rental agreement, make a change of reservation or provide a substitute tenant.
A declaration of withdrawal is effective from the day on which it is received in writing by the lessor.
If the lessee withdraws from the rental contract, he has to pay a lump-sum compensation for the expenses already incurred by the lessor and the lost profit in the following amount:
up to 45 days before the beginning of the rental period 10 % of the rental price,
up to 30 days before the beginning of the rental period 20 % of the rental price,
up to 20 days before the beginning of the rental period 30 % of the rental price,
up to 10 days before the beginning of the rental period 50 % of the rental price,
from 9 days before or in case of no-show 75 % of the rental price.
In the case of a rental payment already made, the remaining amount will be refunded.
The lessee reserves the right to prove that the lessor has not suffered any damage or that the damage is considerably less.
In the event of withdrawal from the contract, the lessee may name a substitute lessee who is willing to enter into the existing contractual relationship in his place. The lessor may object to the entry of the third party if he appears economically or personally unreliable.
If a third party enters into the rental agreement, he and the previous tenant shall be liable to the landlord as joint and several debtors for
the rental price and the additional costs incurred by the entry of the third party.
Special right of cancellation COVID-19 for the year 2023
Our guests can cancel free of charge up to one day (in 2023) before arrival, if due to official or
legal requirements in the booking period of the Heidekreis or the district in which the guest resides, blocked
or the tourist rental is prohibited. Furthermore, cancellations can be made free of charge if quarantine measures are taken
have been imposed on the guest or within the family incl. relatives or if there are signs of illness. We as the landlord also reserve the special right of cancellation in the event that we are not allowed to rent in the booking period due to official or legal requirements.

Arrival via freeway A7, exit 44, Soltau Ost. Drive in the direction of Soltau. After approx. 2.5 kilometers (behind the traffic light & Hotel / Restaurant Eden ) turn left. Drive to the traffic circle. Leave the traffic circle at the first exit. Follow the road. After approx. 450m you will reach Ferienhaus Heidegeist on the left side. House number 79.
