The ROOMS needs a finca in Mallorca - we were absolutely sure.
Honestly - we had NO IDEA - what to expect in Mallorca, which houses actually appealed to us and what all we should look at until the time came.
First we did our homework online, got an overview - talked to nice and competent realtors and to disinterested busybodies - it was all there. And in retrospect, we had also found ROOM NO 8 quickly, but we didn't know that at the time.
VILLA or FINCA - that is the question here:
In other words - shopping, beach and bars within walking distance - but every day from morning to night high life and party in the neighborhood - even when we want our peace and quiet?
Or - SILENCE and a large property - freely according to the motto - half the size of the Hamburg-Ohlsdorf cemetery, but twice as dead? Ideal would be a mixture of both - freely after Tucholsky - to the front the Plaza, to the back the Mediterranean - that would be it...
What are so many advantages?
A large, landscaped property within a gated urbanization.
Plus a saltwater pool where you can actually swim, a sauna and such well-kept outdoor facilities with day-beds, loungers, lounges, large covered and open terraces that every beach club can become envious.
A well-maintained, modern house with an energy efficiency class B and no scraggly finca, no wanna - be conversion - the house presents itself as a classic, in an absolutely successful architecture that is truly without equal.
The bedrooms are all air-conditioned, the open loft-like Living/Dining Room has ceilings up to 7.50m high. The bathrooms each have walk-in showers, 3 of them even have a bathtub. In the kitchen, you can expect both gas and induction cooktops, plus, of course, an oven, steamer, and a fully automatic coffee maker - all from Siemens. And the grill - a large gas grill is on the covered terrace - here you go. For the ingredients and the cool drinks there's NATURALLY a large double-side fridge-freezer combination - who wants to make his own ice cubes...Plus a classic bar equipment. We open the bar at the beginning of the season with a selection of drinks to our taste. Our guests then bring in over the summer what they have drunk themselves and what they love but may be missing. Then the bar is handed over to the next guest and so on. This is what we call give and take...where everyone leaves their personal calling card - neat, mixed, as a cocktail or ice cold on the rocks.
Speaking of ice - if it should actually get a little colder, the underfloor heating will provide cozy warmth - or you can light the open fireplace - just as you like it.
The furniture matches the modern style of the finca, the color concept is calm, the style is reduced. A mixture of warm wood tones, large format, bright tiles - combined with glass and steel. Beautiful unique pieces that we found stand next to design classics that flatter our eyes, soothing and refreshing them at the same time.
The pool terrace invites our guests to relax and linger all day - either covered for shade or poolside for the sunbathers. Make yourself comfortable on the loungers and day-beds and let your hair down. You deserve it.
Those who want to use the sauna in the upper area pay a small extra charge for electricity. At the end we will read and bill you for the consumption.
Tip III: An old farm table and a few wicker chairs, on the south side of the house, invite sun-seekers to an Early Breakfast or an Afternoon Drink on the sunny side of life - of course there's also a parasol, because not everyone "likes it hot"...
Tip IV: There will be a library with a really relaxed reading corner on the gallery - here you can (actually) take a book in your hand or read online via I-PAD - let yourself be surprised how relaxed it can be there.
Tip V: Mallorca is not only in spring and summer a dream island - also in autumn and YESSS even in winter it is (mostly) sunny and beautiful here. And exactly for this we have arranged many different places around the house and on the many terraces for our guests. Here everyone can experience happy moments according to his façon (that would make us happy...).
October and November mean - much less people on the beaches (ok - bad tongues say - at this time of year the sidewalks are folded up...) - we love exactly that. No hustle, no bustle, no look here - who am I and if so how many - in the restaurants that are (still) open and the best comes at the end - warm water for swimming until well into November.
December to March means - SILENCE - lemon and orange harvest (in March then almond blossom) and correct it can also rain - it must also sometime with about 300 sunny days a year.
Due to the vacation rental license for 10 people, 2 families can comfortably spend their vacation here, dangle the soul and simply let it go well.

TIP I: From the sauna terrace, you have a fantastic sun-downer view of the Klosterberg in the evening - TEST OUT...
TIP II: For those who like to drink a famous "kitchen wine" while preparing their meals, we have built a terrace right next to the kitchen - that is, out in front. (We find such a thing just great...and the tip came from the previous owner - thanks Jörn!!!) The common preparation for an honest, handmade meal can be enjoyed so - quite relaxed.
P.S. One sits on this terrace of course is also perfect (in the evening sun), if one (only) watches and thereby carries the (total) responsibility...
