Cancellation policy
In the event of a cancellation due to an entry ban or general quarantine requirement in the country of entry or exit, the booking can be postponed at no extra charge or all payments made will be refunded minus the costs incurred (maximum 10% of the total rental price). Otherwise, the general cancellation conditions apply: In the event of a cancellation by the customer, the following cancellation fees apply:
up to 90 days before the start of your stay 30%
89 to 45 days before the start of your stay 45%
44 to 30 days before the start of your stay 50%
29 to 8 days before the start of your stay 90%
7 days until the start of your stay 100%
Transferring the booking to another person is usually possible at no extra charge.*

Holiday destination
The villa is located in the province of Pisa, between Pisa and Lucca, not far from the small medieval village of Buti. It is just a few kilometers from the child-friendly white beaches of Versilia. Marina di Pisa and Tirrenia can be reached in just about 30 km.
Due to its strategic location, the property is an ideal starting point for day trips to the well-known art and cultural cities of Tuscany such as Pisa, Lucca, San Gimignano, Florence, Siena or the Etruscan city of Volterra.
It takes around 90 minutes to drive to the coastal town of La Spezia and from here you can start a tour of the villages of the “Cinque Terre”.
But the idyllic surrounding landscape also invites you to all sorts of activities such as cycling tours, hikes and more.
Guests interested in sports will find numerous offers such as tennis, horse riding, golf, etc. in the nearby area.
For culture and opera enthusiasts, a visit to the Torre del Lago is recommended; here you can follow in Puccini's footsteps or visit the museum in the Villa Puccini. Numerous opera performances take place in summer.
Nature lovers will enjoy visiting the Migliarino S. Rossore Natural Park with a boat trip on Lake Massaciuccoli, the largest lake in Tuscany.
The small, medieval village of Buti with its various shops, restaurants, bars, post office, bank and pharmacy is only 1.3 km away and can be easily reached on foot.
