Cancellation policy
For reservations confirmed starting from 01/12/2020, the following cancellation policy will apply:
- cancellation up to sixty (60) days before the arrival date: 100% refund of the rental price;
- cancellation from sixty (60) days before the arrival date to the arrival date: cancellation fee equal to 100% of the rental price (no refund);
- cancellation during the stay: cancellation fee equal to 100% of the rental price (no refund).
- Cancellation due to force majeure COVID-19: in case of cancellation of the reservation due to proven travel impossibility due to government regulations restricting the freedom of movement on the national or international territory imposed to deal with the COVID-19 epidemiological emergency, Anita Villas will refund the amount paid for the reservation, without prejudice to the guest's duty to notify Anita Villas starting from 7 days before arrival, and in any case within the day before the booked stay, of the cancellation of the reservation with specific indication of the reasons mentioned above.
Please note that any possible refund will be made by bank transfer in favour of the booking holder within the end of the year of the cancelled reservation. In the event that the payment of the reservation is made by credit card, in the event of a refund, an amount equal to 3% of the amount paid will be withheld for payment management costs.

Tenuta Rosara is composed of two houses nestled in greenery near of Ascoli Piceno, in the southern part of the Marche.
The property enjoys a special setting: the farmhouse and the villa are located in a small wood, a charming place, ideal for relaxing surrounded by nature.
At the same time from here you can easily reach Ascoli Piceno, also known as the 'the city of travertine', which is only 5 km from the property. Walking through the town centre of Ascoli Piceno you will admire the famous Piazza del Popolo with the historic Caffè Meletti, majestic churches and ancient buildings, as well as numerous noble and bell towers along the streets of the city.Specialties of the area are the 'olive all'ascolana' (stuffed olives), which you can taste in the pubs restaurants of the city, and the fine wines Rosso Piceno Superiore DOC and Falerio DOC produced in the wineries of the Piceno area.
With about 30 minutes drive you can reach the beaches of San Benedetto del Tronto with the beautiful promenade lined with palm trees, pine groves and restaurants where you can dine on summer evenings.
Offida, Ripatransone and Acquaviva Picena are just some of the many historic towns to visit in the surrounding area, towns with fortresses and medieval walls that overlook the green valleys of the Marche. For nature lovers do not be missed the trails and peaks of the Sibillini Mountains National Park and the Gran Sasso and Monti della Laga National Park.
