The entire holiday price is often due on booking - we handle this differently:
Once the deposit (security) has been paid, the house is booked and blocked against other bookings.
42 days before arrival 50% of the rental amount should be received.
21 days before the second 50%
If these payments are not received, we are no longer obliged to fulfil the contract.
Up to 42 days before arrival can be cancelled without any costs under the above conditions!
In the event of cancellation UNTIL the 41st day (i.e. after) before arrival, 30% of the rental price is due for payment,
The deposit of 400€ will be refunded immediately and in full.
For cancellations made between the 5th and 21st day before the holiday
40% of the rental price will be forfeited - the deposit will also be refunded in full.
Cancellations after this date or no-shows will forfeit 50% of the rental price
- the deposit will be refunded in full.
We also draw your attention to the relevant insurance policies!
At the same time, however, we will endeavour to find acceptable replacement tenants as quickly as possible (with special prices on request), who can also be named by the tenants themselves. EACH Euro generated in this way will be refunded!
So that there is no confusion: We only use e-mail for fast processing and, on request, also contact by fax - no correspondence by post. Requests or confirmations sent by e-mail are just as valid for us as a letter sent by post. ( We still live "right next door" !! )

There is more - and many things depend on yourself - what you bring, what you are willed to invest in renting "this or that" and how easy you can move from one place to another - there IS an aquarium-park - but we do not advise to it - there IS a cinema-area you can visit - but WE never did, there IS golf, tennis,horse-riding, etc, etc - but WE never did that.
Holiday destination
Anzio is located on the southern periphery of Rome and is listed as the "Metropolitan City of Rome".
For 2,000 years ( and more ) it has been the favourite summer resort for the Romans of high society - also because Nero (and Caligula, among others) was not only born here, but also mainly lived here.
The ruins of his 'villa' with the caves underneath can be visited - you can bathe or rest in some of them. It is about a 30-minute walk from here.
Long before that there is a shopping street with several small shops - or restaurants.
There is also a well-stocked supermarket there - there are also larger shopping centres.
Even closer you will find a small delicatessen with excellent food - and fresh bread. - Directly opposite is the first (very good) "Gelateria" - ice cream parlour - and a "Vinoteca" run by the same family.
On Wednesdays we have a market there (450 metres away) with vegetables, fruit, fish, bread, ham, clothes, plants, electronics (...) - household items - and much more.
At the same time, there is a much larger market at the EK centres, to which a small local bus goes.
A nature reserve "Tor Caldara" can be visited - and other things can also be organised by train or bus.
If you have your own vehicle, there are other possibilities: Excursions to Gaeta, Naples, Pompeii, Sabaudia,...
Most of our guests can't get enough of the beach on their doorstep - it's free and sandy.
A total of 14.8 kilometres long and largely "blue-flagged" (for us) - for clean water and beaches.
Getting there
Guests arrive here by car, by plane, by train and by bus.
The most simple arrival happens regularly by airplane (RyanAir?) to either Rome-Ciampino or the other, bigger airport Rome-Fiumicino (further away). There are shuttles to the mainstation "Termini" from where you'll get a train straight-away to here...
There is sometimes an opportunity to order transfers by car (collected from the airport)
preferabale from CIAMPINO - FIUMICINO is a bit more difficult and further away. A taxi will cost you 90-110 €

Host informationWE are a German/Italian couple (61/72) who have already lived in different countries and seen a lot of the world. We like to exchange ideas with interested people.
This starts with normal conversation and often ends (here) with cooking together - if desired.
We have grown-up children who already live elsewhere and therefore know what "family" means.
Disturbing ""politenes"s is alien to us - and we prefer contacts at eye level, turning out to be quite down-to-earth and quite normal fellow human beings - and that is exactly who we want to address.
"Hermits" will not be happy with us, which is why we offer our help for the further search in this case.
