COMMON AREAS:
By renting only 1 apartment, or 2 apartments, the garden, the tennis table, the wood burning oven, the BBQ, the swimming pool, and the “mini-spa” will be shared with the other guests of the villa. Therefore, you won’t have the exclusive use of the external features.
Please note that the owner lives on the property, in a fourth apartment. He will welcome you and explain all the features of the villa. During the week, he takes care of the maintenance of pool, Jacuzzi, garden and external equipment, to make sure guests enjoy the facilities at their best.
THE VILLA, THE GARDEN AND THE POOL:
The swimming pool and the outside area have been totally renovated to guarantee fun and relax.
This quality space is surrounded by nature and has a breath-taking sea-view.
The new infinity edged swimming pool is beautiful to look at, and the water is constantly filtered and controlled.
The white non-slip floor that surrounds the pool won’t burn your feet under the hot July and August sun!
The solarium area is shaded by two sail awnings and there are numerous sunbeds, beach-chairs, and a hammock at your disposal.
Swimming pool measures 10 meters by 5 (32 feet by 16), with roman steps with 4 hydromassage nozzles.
The Jacuzzi hot tub, accommodating up to 6 people, is situated in a glass house with a motorised roof which is perfect for relaxing and gazing at the stars.
You can even control the coloured LED lights inside the pool, to create your own nightly lightshow.

The “mini-spa” has glass sliding doors, and a motorised roof that can be opened and closed with a click of the remote control.
The Jacuzzi can be used also in the winter (upon request, surcharge).
In summer, the temperature is kept at around 30°/32°. In colder season, the Jacuzzi can be heated up to 36°/38°.
Important: the maximum capacity of the Jacuzzi is 6 people at a time. Careful and respectful use of Jacuzzi is required, so that it won’t be damaged, and so that all guests are able to use it anytime.
The Jacuzzi is cleaned daily and, if misuse makes the hot-tub unusable, the water will need to be changed. However, in this case, it takes a long time to empty, refill and heat it. As a result, it will be unavailable for almost a day. All guests of the villa need to be able to enjoy the hot tub equally, so it's important to use it with care. Thanks for understanding!
There is an iPad at your disposal which allows you to transmit music to the garden and the “mini-spa”, thanks to the “Bose” outside music system. This system is remote controlled by guests permitting to activate or deactivate the areas that they desire.
You can use for free our “Apple Music” subscription, or log onto your favourite music streaming service.

This is to guarantee a quiet period in the night-time, as required by Italian laws for public nuisance: the villa is in a quiet residential area. Important: there are other families and groups on holiday at the villa, so, in any case loud noises, screams, parties and music at high volume are not allowed, especially at night. It's also a good starting point to visit the surroundings: Cervo, Dolceacqua, Triora, Bussana Vecchia, Lingueglietta, Apricale, and many more villages in the inland.

ALLGEMEINE GESCHÄFTSBEDINGUNGEN - STORNORICHTLINIEN
VERMIETUNG VON WOHNRAUM FÜR DIE TOURISTISCHE NUTZUNG
Dies sind die allgemeinen Geschäftsbedingungen für die Immobilie, die Sie durch
"VIP-BOOKING.IT" mieten.
Wenn die Buchung frühzeitig erfolgt:
1) Reservierung / Vorauszahlung
Zum Zeitpunkt der Buchung ist eine Vorauszahlung von 50% erforderlich.
Die Zahlung kann per Kreditkarte erfolgen, wenn das Web-Portal dies ermöglicht, oder es kann eine Banküberweisung an folgende Koordinaten vorgenommen werden:

2) Stornierung / Rückerstattung:
Man kann seine Reservierung aus beliebigem Grund und bei vollständiger Rückerstattung der Vorauszahlung bis zu 60 Tage vor der Ankunft stornieren.
Nach diesem Stichtag ist keine Rückerstattung möglich.
3) Saldo / zweite Zahlung:
Der Rest (die verbleibenden 50%) muss 60 Tage vor Ankunft beglichen werden.
Achtung: Wenn die zweite Zahlung nicht innerhalb von 7 Tagen nach dem sechzigsten Tag vor Anreise eingegangen ist, wird die Reservierung storniert, und es erfolgt keine Rückerstattung. Das bedeutet, die Immobilie wird wieder zur Vermietung freigegeben und steht somit anderen Kunden zur Verfügung.
Wenn die Buchung weniger als 60 Tage vor dem Anreisedatum erfolgt:
4) Wenn die Reservierung weniger als 60 Tage vor Ankunft erfolgt, muss der Gesamtbetrag zu 100% beglichen werden und zwar, und es ist keine Rückerstattung möglich.
5) Kaution:
Bei Schlüsselübergabe muss der Mieter eine zusätzliche Kaution in Höhe von 300 Euro in bar hinterlegen. Diese Kaution wird am Ende des Mietverhältnisses, nach sorgfältiger Überprüfung des Zustandes der Immobilie, der Möbel und sonstiger Ausstattung, zurückerstattet.
6) Der Mieter muss den Vermieter über eventuelle Mängel an der Immobilie oder deren Einrichtung innerhalb 24 Stunden nach Schlüsselübergabe in Kenntnis setzen.
7) Bei Schäden an der Immobilie oder deren Einrichtung wird von der Kaution die Höhe anfallender Reparaturkosten abgezogen. Falls der Kautionsbetrag dazu nicht ausreicht, verpflichtet sich der Mieter mit diesem Vertrag, den für die Deckung des verursachten Schadens erforderlichen Betrag zu zahlen. Die angefallenen Kosten werden dokumentiert.
8) Die Zahl der untergebrachten Personen darf die maximale Kapazität der angemieteten Wohneinheit nicht überschreiten.
9) Der Mieter darf die Immobilien-Einheit, nicht ganz und auch nicht teilweise, weder untervermieten noch verleihen; bei Zuwiderhandlung wird der Mietvertrag gekündigt.
10) Check-In / Check-Out:
Die Anreise sollte nach 16 Uhr erfolgen, die Abreise vor 10 Uhr morgens.
Diese Zeiten sind notwendig, damit das Reinigungsunternehmen die Ferienwohnung angemessen vorbereiten kann.
11) Dies ist eine Unterbringung mit "Selbstverpflegung": Mahlzeiten werden nicht bereitgestellt. Es handelt sich hier nicht um eine Pension; Frühstück und Lebensmittel werden weder zur Verfügung gestellt noch ausgeteilt.
12) Die Ferienwohnung wird nach vonseiten einer Fachfirma durchgeführter Anfangsreinigung übergeben. Die Reinigung während des Aufenthalts ist Aufgabe der Gäste. Falls für die eigene Bequemlichkeit der Einsatz eines Reinigungsdienstes auch unter der Woche gewünscht wird, kann dieser gebucht und anschließend vom Mieter direkt mit der Reinigungsfirma beglichen werden.
13) Bei Angelegenheiten, die nicht Gegenstand dieses Vertrages sind, berufen sich die Parteien auf Bestimmungen des italienischen Zivilgesetzbuches und in jedem Fall auf geltende Vorschriften und ortsübliche Gepflogenheiten.

Um die Ferienwohnung vorzubereiten und Sie so gut wie möglich willkommen heißen zu können, müssen wir im Voraus wissen,

- wie viele Doppel- und/oder Einzelbetten Sie benötigen
- ob Sie Hochstuhl, Babybett und Wickeltisch brauchen
und wir müssen eventuelle andere spezielle Bedürfnisse kennen.
Wichtig: Bitte kontaktieren Sie uns für die letzten Vorbereitungen 7 Tage vor Anreise per E-Mail, und geben Sie uns die nötigen Informationen.
