The owners have renovated the villa and, up until a few years ago, used it as a holiday home; thus it is furnished with unique, precious furniture and decorative touches.
The villa is surrounded by a large, lovely garden with a choice of lounging and dining areas around the pool terrace as well as in the sun and in the shade.
To make your stay even more comfortable, the overflow pool has a salt water electrolysis system.
This electrolysis system creates a pleasantly soft pool water and ensures excellent skin tolerance. The water quality is controlled automatically, so you can be sure that the water is always clean and safe to swim in. The massage jets, a convenient step inside the pool and the hot tub provide lots of comfort. In addition, a pool cover helps to keep the temperature at a comfortable level.
The pool can be used outside the peak season when the weather is a bit cooler. For an additional fee, the pool can be heated (until 01/06 and again from 01/10) during your stay.
The villa has two levels - the ground floor and the first floor.
The spacious ground floor is dominated by the open, light-filled living/dining area with its beautiful traditional fireplace. The ground floor also features the charming kitchen in the country house style, a bathroom with shower and a wardrobe.
All rooms have direct access to the various terraces (some are covered).
The open, appealing stairwell leads to the first floor with 3 air-conditioned bedrooms, a large bathroom and a wardrobe.
The perfectly equipped kitchen offers direct access to the furnished outdoor terrace with a stone fireplace, and the spacious living room opens to a covered, 35m² large terrace. It overlooks the open sea.

It is ideal for 6 to 8 people and a perfect base for a pleasant holiday with family or friends.
A gorgeous hiking trail leads from Mali Kosi to Rabac (approx. 30 minutes) amidst a stunning scenery of pure nature and the open sea.
You will not only enjoy the town of Rabac, but also the numerous large and small bays that received the "blue flag" due to their excellent water quality.
The seaside resort Rabac is located in the picturesque Kvarner Gulf, directly on the ocean. Small shops, beautiful homes and guest houses cluster around the small harbour with its fishing and excursion boats.
In the summer months, you should take the time to stroll along the promenade.
Regarded by many visitors as the most beautiful town in Istria, Labin is located only 5 km from Rabac.
There's a forest path that leads to Labin; the walk takes about 1-1.5 hours. This particular, charming mixture of architecture and culture-historical monuments is very unusual.
In Podlabin, the new town at the foot of the mountain, you'll find all the necessary shops, e.g. supermarkets such as Lidl, Plodine and Mercator as well as bakeries, a bank and post office, cafes, restaurants and municipal facilities.

Travelling from the west:
Pass through the border crossing Požane at the Buzet, continue via Lupoglav and Vozlići to Labin; when you get to the roundabout in Labin, follow the singposting in the direction of Rabac, then the next signpost to Ripenda - turn left and continue straight ahead when you see the restaurant "Due Fratelli",
- after approx. 2 km, follow the signpost to Mali Kosi, which you'll reach after approx. 3 km.
The villa is located next to a small street chapel, 3 cypress trees + 3 old olive trees.
Coming from Zagreb or Dalmatia, take the motorway until you reach Rijeka, then follow the road along the coast to Plomin, Labin or via the detour route from Rijeka through the tunnel Ucka, Vozlici and Labin.

In case of cancelling or making changes to the booking, the lessor has to be notified immediately.
Cancelling a reservation free of charge is possible up to 12 weeks (84 days) prior to arrival. Already paid deposits will be refunded. If you cancel less than 84 days prior to arrival, we charge the following fees:
83-56 days prior to arrival: 30% of the full booking price
55-42 days prior to arrival: 60% of the full booking price
41-28 days prior to arrival: 80% of the full booking price
cancellations made less than 28 days prior to arrival or in case of a no-show: the full booking price is due.
Cancellation must be made in writing. The cancellation date is deemed to be the day on we receive the written cancellation.
Early departure: If you need to leave before the originally booked date of departure, no refund will be given.
We recommend that our guests take out a travel cancellation insurance.
