Cancellation policy
Cancellation Policy according to Art. 1382 of the Italian Civil Code
Dear Guest,
To protect yourself against possible cancellation fees, I recommend that you take out travel cancellation insurance, for example at www.europaeische.at.
The following recourse claims apply in our establishment:
There is no right of withdrawal as defined in the Italian Consumer Protection Code. However, we grant you a right of withdrawal under the following cancellation conditions according to Art. 1382 of the Italian Civil Code:
Reservations can be cancelled without a cancellation fee up to 90 days before the day of arrival. Only the deposit will be retained.
For cancellations made by the guest within the period from the 90th day before the agreed day of arrival to the day of arrival itself, the guest is obliged to pay the following cancellation fees:
• Cancellation between 90 days and 30 days before the day of arrival: 40% of the agreed total price
• Cancellation between 30 days and 7 days before the day of arrival: 70% of the agreed total price
• Cancellation less than 7 days before the day of arrival: 90% of the agreed total price
• In case of a no-show or early departure by the guest, the fee for the entire booking period is due in full.
• Any deposit already paid will be offset against the cancellation fees.

Our organic farm (1800m) with main house and straw bale house is located in one of the small farm hamlets in the back of the Langtauferer Valley in South Tyrol. The 9km long high valley stretches from Graun at Lake Reschen (1450m) to the glacier region of Weißkugel (3737m).
Langtaufers and the area around the tri-border region of Italy, Austria, and Switzerland, with its vast mountains and small-scale cultural landscapes, is one of the most varied and pristine in the Alps. It's an oasis of tranquility.
Getting there
Dear Guest,
Coming from Munich, you can reach us via Garmisch, Fernpass, Landeck, Reschenpass, Graun. In Graun, turn left towards Langtaufers, approximately 7 km to Grub.
Coming from Stuttgart, travel via the Arlberg, Landeck, or via Kempten, Reute, Fernpass, Landeck, etc.

Bereits zum vierten Mal haben wir den Weg nach Grub gefunden. Und das nicht nur wegen der hochalpinen Südtiroler Bergwelt, sondern vor allem weil Richard Fliri ein großartiger Gastgeber ist und es ihm dank seiner handwerklichen und künstlerischen Begabungen und seiner ökologischen Weitsicht gelungen ist, einen Ort zu schaffen, an dem man sich sofort heimisch fühlt. Der erste Schritt in die Ferienwohnung vermittelt unmittelbar das Gefühl von einem behaglichen Zuhause, in dem vom Buch über den Liegestuhl bis hin zu Essig und Öl für alles gesorgt ist. In der Nachmittagssonne, auf der Bank vor seiner Wohnung lässt sich bei einem Bier oder einem Glas Wein herrlich plaudern und diskutieren.
Wir freuen uns auf unseren nächsten Urlaub bei Richard. Es ist einfach schön bei ihm.
