The newly renovated holiday apartment consists of a spacious eat-in kitchen, two bedrooms, shower/WC. It features its own sunny balcony, as well as a terrace at the apartment entrance. The equipment includes all kitchenware, dishwasher, oven, induction hob, coffee machine, kettle, toaster, linens for rooms and bathroom as well as dish towels, Smart-TV, and free Wi-Fi (fiber optic).
The house is located on the sunny slope above the village at 1150 meters above sea level, nestled between rural meadows and the forest of the Schlern-Rosengarten nature park. It is the last house on the road, and therefore extremely quiet. Directly from the house, you can undertake the most beautiful hikes and walks!

Right next to the house begins the Sciliar-Catinaccio Nature Park, a UNESCO World Heritage Site since 2009.
Nature lovers and hiking enthusiasts will find a variety of tours and via ferratas to fully satisfy their desires. But even if you prefer a more relaxed pace, this is the perfect place for you!
On "hiking-free" days, treat yourself to a refreshing swim in the Völser Weiher, visit one of our regional museums, such as the Ötzi Museum, or take a stroll through the charming old town of Bolzano.
Brenner Motorway A22, exit "Bolzano Nord",
turn left towards Tiers Valley,
at Blumau the road branches off to Tiers (Attention: left lane!),
follow the signs "Tiers", you will reach the village after 14 kilometers.
Drive through the village towards St. Zyprian.
After 2 kilometers you will reach the chapel, turn sharply left before the chapel and follow the sign "Leitner".
It is the very last house on the road.

There is no right of withdrawal in the sense of the Consumer Protection Code (notification pursuant to Part III, Title III, Section I of the Consumer Protection Code (Legislative Decree 206/2005)) - however, we offer you the following cancellation conditions:
- up to 3 months before arrival, you can cancel free of charge
- from 3 months to 4 weeks before arrival, we charge three days of the travel price
- within the last 4 weeks before arrival, the cancellation fee is 80% of the booking price - the same applies for early departure
